(Located at 322 Sylvania Ave.)
This cute Victorian house has three bedrooms, living room (w/pullout couch), dining room, all hardwood floors one and a half baths (outside enclosed shower as well), full kitchen, washer/dryer, front porch. This one is 3 and 1/2 blocks to the beach and two blocks from our other Cottage and the town and bus from NYC, at 322 Sylvania Ave. It has one Kings, two twin beds, four double beds or pullout couches.

The Cottage at 322 ("three" bedrooms)
(Located at 322 Sylvania Ave.)
This completely renovated three bedroom (one bedroom/den is tiny, only has a double bed pullout) Cottage. Large living room(w/two double pullout couchs), new full kitchen, full bath (outside enclosed shower as well), all hardwood floors. It has two queen and three double beds or pullout couches. It is a smaller than the Avon Manor Cottage shown above but again has five double beds or pullouts. This one is 3 and 1/2 blocks to the beach and two blocks from our other Cottage, town and bus from NYC.

Avon Manor Cottage
(on the grounds of the Avon Manor Inn)

This is your view outside our large separate Avon Manor Cottage, located on our property separate from the Inn and its amenities. One block from the beach and two blocks from the private Avon beachfront pool. This is a three bedroom two bathroom home with a full modern kitchen (den can be used as fourth bedroom) separate from the Inn and its amenities. This is perfect for your family, extended family, a group of three or four couples, or your golf getaway. Den is set up like a master bedroom Suite, with a full bathroom and Jacuzzi. Access($6) to Avon's private pool. Two other cottages pictured on this page. Call for an appointment to see. Call 732-776-7770 (11:00am to 10:00pm).

Avon Manor Cottage Notes:

Read carefully so you know what to bring. Remember, I have had some bad humans back there. So I gotta say all this...

The separate cottage is set up for six people but there is no charge for guests. There are four double beds (king, queen or pullouts, these have sheets included), also five twins and a cot available all with sheets. You are basically on your own back there but there are services that the Inn can provide during your stay at a minimal charge to help you through your stay. Again this Cottage is designed to be separate from the Inn which is unfortunately is off-limits to Cottage guests for the quiet enjoyment of those inside the Inn…if you want all the Inn amenities you are welcome to stay there next time...

Subject to change:
Coffee at cost $2 (bag makes approximately 24 cups)
Laundry service $3 washed and dried, $5 washed, dried and folded
Maid service, $10/daily, $25 once a week, or $40 twice a week. If you opt for this service sheets will be changed once a week. Please try to tell us ahead of time for staffing.
Breakfast for adult guests $15/head (we need to be informed in advance…ask)

Cottage is set up with sheets and comforters for all beds or pullouts, 6 beach badges, pillows, a starter set of six bath no beach towels bring those) towels, plates, glasses, mugs, utensils, coffee maker and filters, microwave, dishwasher, refrigerator, stove, pots and pans, two televisions, a VCR. Please bring any other items you may need.
There is starter set of toilet paper, bath towels, garbage bags, when you arrive. These are replenished if you opt for one of the maid services.

Things people typically Bring: beach chairs, bring beach towels, coffee, extra bath towels, specialty pots and kitchen items ,bikes, self lighting charcoal briquettes and grilling utensils and anything else you may need…again it is a rental home not a B & B sorry. What you see is what I have…if it is not in the house sorry…bring what you need.

You can park in front of the Inn or most park on first avenue one house away from the Cottage. You can park briefly on the Lane to drop off luggage the police will not ticket you for a brief stop. There is no parking even for a second in the owner’s driveway on the property.

Checkout is at 10:00am depending on how much of a slob you are…if you’re neat 11:00am…seriously…

Kids are welcome...in the Cottage… but please remember there is a quiet Inn in front of the cottage...and many parents have in the past considered the Inn and grounds as day care…sorry they are your kids keep them close and sorry, out of the Inn…but usually the kids are less trouble than the adults.


Avon Manor Cottage is not pet friendly but the House and Cottage at 322 are (we must be notified in advance). We only have one or two pets each year, but if you are very allergic...Avon Manor Cottage and Inn are pet free. Cottage Rates do not include breakfast or maid service. Call 732-776-7770
